Check-in, interim and check-out, room by room.
For private landlords who do their own inventories. Record each room at check-in, add dated photos, repeat at interim visits and check-out, and see what got worse.
What the rules ask
- There is no legal requirement for an inventory, but deposit schemes rely on evidence of the condition at the start and end of the tenancy (Simply Business, Let Safe UK).
- Under the Tenant Fees Act, landlords in England cannot charge tenants for the inventory.
- Fair wear and tear cannot be deducted from a deposit, so the tool does not count it as worse.
